Purpose: The purpose of this procedure is to document the steps necessary to put the HVAC system for the Main Office into "Winter Mode" in order to maintain a 72°F comfort level.

Scope: This procedure applies the following equipment located in the Main Office Building: 1) Chiller, 2) Cooling Tower, 3) Condensate Pump HP-2, 4) Boilers.

Materials: No special materials are required for this procedure, however,

Definitions: HVAC - Heating, Ventilation and Air Conditioning

Procedure:

1. Place the Siemens (Landis and Gyr) HVAC computer in FREEZE Mode ON

2. Turn the chiller to "OFF" but leave the main power on so that the oil heater remains on.

3. Turn off the Feed Water to the Cooling Tower Ball Valve located above HP-2 in the mechanical room. At the same time, open the bleed-down 3 ball valves (handles).

4. Drain the tower by opening the ball valve on the main drain, bleed down fill line to below the roof line by holding down on the float arm for two (2) full minutes.

5. Turn re circulation pumps HP 8-and HP-9 to "OFF".

6. Winterize the cooling coils in S-3 and S2.

7. Switch off the Chemical feed and unplug the Cooling Tower corrosion inhibitor pump.

8. Switch the generator manual transfer switch to Winter.

9. Locate the 2 sets of engine radiator. The Summer radiator is in the East area well. Winter is just inside the area well door above the ceiling tile. Put it in winter mode. Do NOT change valves on the engine radiator, it is not use for cooling.

Measurement: If any problems arise with any of the equipment mentioned above, or if any settings are changed on any of the equipment, it is to be documented. On or near each piece of equipment, is a sheet of paper where the date, time, problem/action, and initials of the person who made the correction are to be recorded. If you can't find this paper make one.
