S2 & S3 AC Coil Winterizing & Summerizing ProceduresPrior to winterizingMonitor weather forecast for freezing weather. Light freezes prior to winterizing are easily handled if the system is in automatic. INSITE will automatically close the inlet dampers, open the cooling control valves, and turn on chilled water pumps and return fans to minimize a freezing possibility . If additional insurance is needed or for early cold weather (colder than 25F) do the following: 1. Place the following in continuous run, use HAND or Operator Mode:a) ER2 East return fanb) ER3 West return fanc) HP 8 S2 AC coil recirculating pump (middle unit)d) HP 9 S3 AC coil recirculating pump (west unit)e) HP 1 Chilled water circulating pump2. Using HVAC terminal operator mode set S2CHWV & S3CHWV to 15 psi3. For extra protection, place a large pieces of plywood or foam board in the plenum in front of the inlet dampers S2 and S3. This is a good idea since ER2 and ER3 trip off occasionally. Remove them before a warm (>50F) day!WinterizingThis procedure takes the S2 and S3 cooling coils out of operation for the winter. It is best to do this after just before Thanksgiving holidays unless additional warm days are forecast. Note S1 has a heating coil ahead of the AC coil and therefore doesn't need winterizing. 1. Buy 4 gallons of cheap antifreeze from K-Mart. _________ 2. Get a dry marker and initial each step as you do them. Do all in same day. _________ 3. At the GE motor control panel switch HP 8 to OFF _________ 4. At the GE motor control panel switch HP 9 to OFF _________ 5. At the GE motor control panel tag HP 8 & HP 9 as out of service for winter. _________ 6. Close main valves on S2 coil and tag as winterized and must stay closed _________ 7. Close main valves on S3 coil and tag as winterized and must stay closed _________ 8. Connect garden hose to drain on S2 and stick other end in Sanitary sump _________ 9. Open S2 1/2 in. drain valve then open S2 fill valve. Wait 30 minutes to drain. _________ 10. Remove fill line elbow and thread 1/8 inch Teflon vent tube through valve _________ 11. Reassemble w/ large diameter (funnel like) pipe extender on fill line. _________ 12. Slowly pour in 2 gallons of cheap antifreeze. Should not burp. _________ 13. Repeat steps 8 through 12 for S3 _________ 14. Put away tools and clean up including replacing plastic cap in sump _________ 15. Place HP1, ER2, ER3 S2CHWV and S3CHWV in automatic with Priority None. _________ 16. Disable HP8 and HP9 using INSITE terminal. They will turn Grey on the graphic. _________ 17. Open S2 coil small air bleed valve (same as antifreeze fill line) _________ 2. Turn bleed elbow down and place bucket under it. _________ 3. Connect garden hose to bottom drain line then fill slowly until it overflows _________ 4. Close both small valves and remove garden hose _________ 5. Open main valves on S2 coil and remove winterized tag _________ 6. At the GE motor control panel switch HP 8 to AUTO _________ 7. Repeat for repeat steps 1 - 5 for S3 _________ 8. Slowly open main valves on S3 coil while bleeding air out. (remove tags) _________ 9. Using INSITE enable HP8 and HP9. _________ 10. Make sure HP1, HP8, HP9, S2CHWV and S3CHWV are on Priority None. _________ 11. Check inlet plenum for plywood or foam board in front of the inlets & remove _________ 12. Check pressure drops across S1, S2 and S3 air filters. Replace filters as needed. _________ 13. Fix foam seals at filter doors so no air can sneak around filters. _________ 14. Check sight gauge level in chilled water surge tank (above HP3). ___________ 15. Bleed air from highest point (207 warehouse balcony) of chilled water line. ___________ Winterizing Procedure on Reverse Side |
